Terms of Service – Tenant Placement

Effective Date: Jan 1, 2026

These terms govern the tenant placement service provided by Rental Care Pros. By proceeding with the service or making payment, you agree to the following terms.

Service Overview

Rental Care Pros will advertise your property online and forward all tenant inquiries directly to you. You will conduct showings and approve tenants unless otherwise agreed in writing.

Placement Fee

The total placement fee is $395, structured as follows:

• $100 upfront advertising deposit
• $295 remaining balance

Non-Refundable Advertising Deposit

The $100 advertising deposit is strictly non-refundable.

This deposit covers advertising setup, listing creation, and marketing costs. Once payment is made and advertising begins, this amount will not be refunded under any circumstances, including but not limited to:

• Change of mind by the client
• Property being rented privately
• Property being withdrawn from the market
• Lack of tenant inquiries or interest

Balance Payment Terms

The remaining $295 becomes due on the earlier of:

• The first tenant inquiry generated from our advertising

This fee applies to any tenant secured through our advertising.

Client Responsibilities

• Provide accurate property details and pricing
• Provide professional photos in a timely manner
• Handle showings and tenant selection unless otherwise agreed

No Guarantee

Rental Care Pros does not guarantee tenant placement, number of inquiries, or timeframe. Results depend on market conditions, pricing, and responsiveness.

Acceptance of Terms

By paying the deposit or proceeding with the service, you acknowledge and accept these terms in full.
